Vinings Main

Vinings Main Mixed Use Development

I don’t think that I need to tell any of you that I am pretty passionate about Cobb County real estate. However, this project I am about to tell you about is especially meaningful to me as one of the first places I lived in Atlanta was on Boulevard Hills Road in Historic Vinings. Why’s that so meaningful? Well, they tore my old house down and are building a mixed use development called Vinings Main.

Vinings Main will be a mix of condos, townhomes, retail and office space. Here’s how it will break down:

  • 148 Condos priced between $200,000 and $600,000
  • 81 Townhomes priced between $600,000 and $1,200,000
  • Retail and office space in a village environment

Being inside the perimeter, within walking distance of Vinings Jubilee, I don’t need to tell you how fantastic of a location this is. Construction has already begun and the townhomes should be ready fall of 2007 and the condos will follow in the spring of 2008.

School Board Votes Against Kennesaw Retail Development

A Cobb County School Board vote that resulted in a 3-3 tie, failed to meet the needed majority to create a tax allocation district, which means that a run down 34 acre parcel of land on Kennesaw Due West Road will not be redeveloped. The proposed site called for 250,000 square feet of shopping and a major national chain grocery store.

Some Marietta Townhome Communities

  • Barrett Creek: This 222 unit townhome community is located off Barrett Parkway in Marietta. The community has walking trails and protected natural habitats all within very close proximity to great shopping and restaurants. Homes start in the upper $100’s for these 2 story townhomes.
  • The Gates at Parkside Village: These luxury townhomes are across the street from Kennesaw Mountain in Marietta and start in the $330’s. The first phase will consist of 39 homes and the community has room for future development. Dual decks and rear entry garages are just a few of the features you’ll love in these townhomes.
  • Magnolia Chase: Magnolia Chase features 2 and 3 bedroom plans with 2 car garages that start in the $190’s. These 87 units feature granite counters and hardwoods.
  • Emerson Hill Townhomes: These traditionally styled townhomes are all brick and behind a gated entrance. You’ll find 2 and 3 bedroom floorplans with private garages. On top of the buildings you’ll find glassed in rooftop gardens with wet bars and views.

A Few Mableton Townhome Communities

  • Regency at Riverline Crossing: Now in the construction phase on Oakdale Road in Mableton, Regency at Riverline Crossing is a 2 story townhome community that should be ready in March of 2007. These 3 bedroom, 2 and a half bathroom units have 2 car garages and brick or stone fronts.
  • Oakdale Bluffs: Also on Oakdale Road, Oakdale Bluffs is growing by adding another phase to their already popular community. Townhomes here are 3 stories  and have floorplans with sunrooms, sitting rooms, gameroom options and spacious master suites. Units start in the low to mid $200’s and this property is adjacent to a future City of Smyrna Park.
  • Legacy at the River Line: Legacy is a John Weiland mixed use development that has a combination of single family homes and townhomes. This master planned neighborhood features sidewalk lined streets, pocket parks and first class amenities. Townhome prices start in the mid to upper $200’s in this gated community on Veterans Memorial, a little west of Oakdale.
  • The Park at Providence: Here’s another Weiland mixed use development. Providence townhomes start in the mid $200’s to the low $300’s. This community is also gated and is a little west of Legacy on Veterans Memorial.

Some Smyrna Townhome Projects

  • Westbury at Vinings: Inside the perimeter right off Atlanta Road sits this Pulte townhome community. There are 4 different floor plans with 2 or 3 bedrooms. Large master suites, large kitchens with center islands and two car garages are just a few of the features included in these 3 story townhomes.
  • Terraces at Park Avenue: A master planned community of just 39 townhomes. This project was built on what used to be part of the “River Line” during the Civil War.
  • Views at Park Avenue: Another portion of the master planned community that the Terraces at Park Avenue are a part of. This portion of the project has 165 townhome units.
  • Sherwood Park: Sherwood Park is just west of South Cobb Drive on Concord Road and is a mix of townhomes and single family homes. There will be 57 three story townhomes and 36 single family homes when this project is completed. The townhomes should start in the $400’s.
  • Covered Bridge at Barnes Mill: Starting in the $219’s, these three sided brick or stone exterior townhomes are under construction now. There are 8 plans to choose from with at least 3 bedrooms and 2.5 bathrooms, 2 car garages and bonus rooms.
  • Verandas at Barnes Mill: Here’s another part of Barnes Mill mixed use development in the Concord Covered Bridge District off the East/West Connector. Priced from the $300’s, the Verandas will consist of 72 townhomes.
  • Kensington Green: This is an exclusive townhome community made up of 28 residences. Kensington Green is located right outside I-285, just off S. Atlanta Road. The all brick facades give this the look and feel of turn of the century brownstones. Prices start in the upper $500’s.

A Few Townhome Projects In Vinings

  • Vinings Overlook: A community containing 93 elegant townhomes off Mount Wilkinson Parkway. The floor plans are made up of two and three bedroom plans with four sided brick exteriors, two car garages, elegant entries and gourmet kitchens.
  • James Creek: Located across from the Vinings Home Depot on Cumberland Parkway, James Creek is what townhome luxury is all about. There are only 28 townhomes in James Creek, which range in the 2,500 square feet category and have many upscale options available.
  • Stonehall Townhomes: Stonehall Townhomes is on Log Cabin in Vinings and offer 44 townhomes, some with downtown views. The exterior will be stone and brick for an old world feel. This project is under construction now and the homes should start in the $500’s.

The Most Exciting 5 Mile Stretch Of Smyrna Real Estate

Smyrna, over the last few years, has been a hotbed for real estate revitalization and growth. It’s hard to turn without seeing a new residential development being built or a new retail center opening its doors to shoppers. What I wanted to mention today is a five mile stretch of road that, when the dust settles in a few years, will be the most exciting stretch of real estate in Smyrna.

The stretch of pavement is Atlanta Road. And the 5 miles that I speak of begins at the perimeter and heads north to the intersection of Atlanta Road and Windy Hill Road. Let me discuss of few of the landmarks on the way (starting with the southernmost part of the trip):

  • West Village: The mixed use development sits at I-285 and Atlanta Road, and boy has it been the talk of the town over the last year. I get more searches on this blog for West Village than anything else. This mix of condos, townhomes and single family homes all mixed in with retail and restaurants is desired for many reasons. The live, work, play philosophy which is gaining momentum as of late added to the fantastic location makes West Village a great spot.
  • One Ivy Walk: Just a little bit north on Atlanta Road is another mixed use development. This one is a John Weiland community with a residential, commercial and retail mix. And although they are still building many portions, the restaurants and other businesses within are in full swing. One of our favorite restaurants, South City Kitchen, has finally moved closer to us. We no longer need to make the journey to Midtown to enjoy this Southern Cuisine with a hip flare to it.
  • Stonehaven at Vinings, Wakefield Estates and Whitestone: And a tad further north just south of Paces Ferry Road you find three luxury, infill communities that are just beginning their rise. These three residential communities are all right next to or across the street from one another and the three builders will surely add a touch of class to Atlanta Road with these homes.
  • Vintage Square: This new residential project will consist of 132 upscale townhomes. The builder is trying to keep traditional values while projecting a feel of warmth and comfort. The townhomes will start in the low $400’s and will be within a gated community with lots of greenspace, iron benches and lit sidewalks.
  • Jonquil Village: The redevelopment of Jonquil Plaza has been a much talked about event lately in Smyrna. Now that it’s all said and agreed upon, the 350 new condos and 185,000 square feet of office and retail space will be a welcome addition to the Smyrna area.
  • Market Village: You already know that my wife and I enjoy South City Kitchen tremendously. But our all time favorite Atlanta restaurant is Atkins Park. And boy are we glad they opened up a new location in Market Village. Along with Atkins Park, Market Village features 40,000 square feet of retail space, 18,000 square feet of office space, 6 other restaurants and 16 townhomes, which sit over the retail portion of this mixed use development.
  • Belmont Hills: The final portion of our 5 mile journey up Atlanta Road is the new redevelopment of the Belmont Hills shopping center. This 47.5 acre project will feature 344 condos sitting on top of retail space, 274 rental apartments and 10 buildings consisting of 121,716 square feet of office and retail space.

West Village Update

I posted a while back when the tenant picture at West Village was a bit fuzzy and we knew what kinds of retail tenants would occupy West Village, but not exactly who. After receiving an e-mail from a reader who asked if there would be a sports bar included, I figured I would, once again, give you a West Village update.
