There has been a lot of talk about re-developing the Jonquil Plaza shopping center. Well, the powers that be have finally agreed to this idea and work could begin shortly on the new Jonquil Village, a 14 acre Smyrna, mixed use development on the corner of Atlanta Road and Spring Street. Here’s the basics so far:
- Plan on 300-355 condominiums
- There will be 185,000 square feet of office + retail space, including a Publix grocery store
- Space for 350 cars to park on street level and another 1,000 spaces underground
When more information becomes available on Jonquil Village I will let you know.

Meeting Park, Marietta’s newest mixed use development, will break ground Tuesday, November 14th. There will be a ceremony to kick off the new development, which sits on the former Clay Homes Housing Project land. If you would like to attend, be at the corner of Wayland Street and Green Street at 10:00 AM.

I’ve got a bit more information about the new Belmont Hills development on Atlanta Road and Windy Hill Road.
The residential portion of Belmont Hills will consist of two, 3 story condo buildings that will have 164 units within. In each of these two buildings the ground floors will be made up of retail shops. Another condo building will be a four story building with 180 units. There will also be two buildings of luxury rentals. There will be a total of 274 rental units.
On the commercial side there will be 10 commercial buildings totalling 121,716 square feet of retail and office space.

Horizon at Wildwood is a new $65 million, 282 unit condo project located in Smyrna off Windy Ridge Parkway. This 17 story tower is expected to be finished in January of 2007.
The one and two bedroom units will be approximately 700 to 1900+ square feet and start in the $170,000’s. There will be two floors of "signature homes ranging between 1,600 and 1,700 square feet and some two level penthouse homes that will be more than 2,500 square feet. The signature and penthouse units could range in price all the way up towards the high $800,000’s.
The alure of this condo tower is it’s close proximty to shopping, restaurants and the office. Situated within walking distance to the popular Wildwood office properties and just a short drive to Cumberland and the Galleria Buildings, you’re commute will be simple.

A 47.5 acre redevelopment project has been announced in Smyrna at the intersection of Atlanta Road and Windy Hill. This new mixed use development is called Belmont Hills and will completely replace the current Belmont Hills shopping center with new retail, office space and residential units. The developers have announced that Belmont Hills will be a pedestrian friendly development with wide sidewalks and multiple bike trails.
This seems to be another superb addition the the Smyrna real estate landscape. I’ll keep you informed of new information when I get it.

A new residential project on South Sherwood road broke ground recently where a mobile home park used to stand. Monte Hewitt Homes bought this property and the 6 acres across the street and plans to build 51 townhomes and 59 single family homes on the site. Homes should start in the $400’s.

I mentioned earlier in my post about the transit station to be built near the new Cobb Energy Performing Arts Center that 5 acres, adjacent to the property, were to be developed into a mixed use commercial development with two towers. Well, today news hit that Grove Street Partners won the bidding war for this property for $12.5 million and plans to bring an intown feel to the area. Here’s some of the plans for this $170 million development:
- A 15 story office building with 350,000 square feet of space
- An 18 story hotel / condo tower with 200 hotel rooms and 38 condo units
- Ground level restaurants and retail
- A tree lined “grand boulevard” leading to the Performing Arts Center
- Pedestrian friendly sidewalks and tables for outdoor eating

GTRA officials announced that they are planning a $93 million bus transit station over I-75, just south of the perimeter, next to the Cobb Energy Performing Arts Center. The station will sit 25 feet above the interstate, it will span two football fields in length and have room for 18 bus bays, 9 on each side of the interstate.
This will be the southernmost station connecting the Cumberland Mall / Galleria area with the Town Center Mall in Kennesaw. Two more stations will be built along side I-75 and two other will be elevated to sit above I-75, similar to the Cumberland Mall Transit Station.
The structure will be approximately 75,000 square feet and will be connected to a parking garage on the westside of the highway by a pedestrian bridge. Also, near the parking garage, negotiations are running currently for a developer to purchase the 5 acre tract of land and build a 15 story office building an 18 story hotel / condominium tower, and ground level restaurants and shops underneath one or both structures.
The terminals would service this rail like service that uses buses, instead of train cars, that will travel via HOV lanes. Construction could begin as early as 2009 as officials are still searching for $300 million in funding to match the $300 million already promised by the state of Georgia to complete the whole stretch from Kennesaw to Vinings. Also, in the planning stages is another bus transit line to connect this one to some other point across the top end of the perimeter. Whether that point is Ga 400 or I-85 near spaghetti junction is unknown at this time.
