With a mix of 25 single family homes, 85 townhomes, and 60 condos, Avignon at Vinings is an exciting new mixed use development soon to be under way in Vinings. The community will be gated and according to the developers will be “reminiscent of a terraced European village”.
Situated on 17.8 acres in the heart of Historic Vinings, these homes will start at the $900’s for the single family homes, $700’s for the townhomes and in the $500’s for the condos.

I’m a big fan of the Capital One, “What’s in your wallet?” ad campaign. Even if you aren’t, you have to admit that’s it’s done wonders for their branding efforts. To pay homage to this creative campaign, or maybe I am just stealing like an indentity thief (pun intended), I am going to list all the real estate blogs who have rss feeds in my news reader.
I’m going to throw them at you in alphabetical order and I will also identify one of my favorite posts from the last month or so. If you feel so inclined, comment here with a few feeds that I am missing from my required reading. Or better yet, comment or post your own “What’s in your RSS reader?” post and link it back here. West Village is still the talk of the town when it comes to mixed use or live, work, play communities. Above is a picture of The Flats at West Village. Building One has been sold out and pre sales are now being accepted for Building Two.

Vinings on the Chatahoochee has just announced that they are 50% sold on phase II of their intown community within walking distance of the Chatahoochee River and Whittier Mill Park. The builder has also said they will begin phase III shortly.
Homes in Vinings on the Chatahoochee feature two story homes with front porches and carriage style garage doors. The four, five and six bedroom homes have vaulted ceilings and spacious master suites with sitting areas, optional game rooms and kitchens with Corian countertops. Homes are priced from the $300,000’s.
When complete, Vinings on the Chattahoochee will have 142 homes.

I guess I’m just on a Vinings kick this week as I am going to post now about a new 14 story upscale condo development slated for the area. The Aberdeen will take full advantage of majestic Atlanta skyline views for 64 new residents in this beautiful building. You’ll be able to choose from 2 and 3 bedroom flats, starting from the $900,000’s as well as 7 unique penthouse layouts, starting from the $2,000,000’s.
Construction on this building will begin at the first of 2007 with homes being ready for occupancy in July of 2008.

If you’ve driven on Chastain Road anytime in the last 6 months, you’ve seen the new development breaking ground on the corner of Chastain and Busbee Parkway. Well, going in is another Madison retail project called Madison Place at Chastain. This is the same company that developed Smyrna Market Village and Wade Green Village, to name just a few.
Within Madison Place at Chastain, here’s what you’ll find once construction is completed:
- Olde Towne Famous Grille
- Firehouse Subs (my favorite sub shop in town!!!)
- Zucca’s Italian
- Starbucks
Plans include a few more outparcels and retail stores and maybe a bank, but no names have been released yet. Stay tuned for more info on the development and other Kennesaw real estate events.

The public meeting held this week to determine whether or not Vinings should take steps towards becoming an actual city left questions still unanswered. The main goal was to discuss the option of Vinings governing themselves or remaining under the control of Cobb County officials.
In a vote of 93-88 Vinings residents decided they should take steps to become a city. However, the two hours of bickering and the photo finish with the vote talley left the Vinings Homeowners Association no choice but to delay making this important decision until after more discussion has taken place.

Set to begin construction in the third quarter of 2007, Park Vinings will be a 35 story, 110 unit condo building, and it will be the tallest condo in Cobb County. Units in this $200 million project at the intersection of Cumberland Boulevard and Cobb Parkway will start at $1 million with penthouse units rising towards $12 million.

After I wrote my post earlier about Cobb County foreclosures rising in numbers, I checked to see how many foreclosures were on the market right now. These are bank owned properties, which means they have already been foreclosed and the bank owns the home.
There are 167 foreclosed homes on the market right now. They range in price from $57,900 to $1,100,000. If you would like to see this list and/or be kept up to date on Cobb County foreclosures, when they hit the market, please let me know by using the contact form.

Between July of 2001 and July of 2006 foreclosures in Cobb County have risen by 111%. And already, Cobb has surpassed the total number of foreclosures from 2005. Cobb county comprises roughly 7% of Georgia’s yearly 50,000+ foreclosed properties.
Where are the hotspots for foreclosures in Cobb County? Mableton is one of them. So is Austell, Powder Springs and three zip codes in Marietta, 30066, 30064 and 30008.
This problem is only going to get worse in the months to come. With the abundance of ARM’s and interest only loans in existence, and the rising interest rates, homeowners with the loan packages are seeing monthly payments soar. And when these short term notes reach the end of their terms, some homeowners won’t be able to afford to refinance due to the higher interest rates.
