Hays Farm Site Plan

Hays Farm

A new subdivision has just begun selling homes in Marietta located right on Whitlock Avenue. It’s called Hays Farm and when it’s finished will feature 72 homes ranging in price from the $600’s to the mid $700’s. This swim / tennis community sits right in the Kennesaw Mountain area and is in close proximity to Kennesaw Battlefield National Park. Some of the features at Hays Farm include:

New 32 Unit Condo Project Approved For Vinings

A new 32 unit condo project will be constructed on Overlook Parkway and Paces Ferry Road now that a law suit has been settled. The agreement allows Songy Partners to construct a six story condominium building that will sit on top of two levels of underground parking. The building will have two and three bedroom units as well as penthouse units. Prices will start in the $700’s and go up to $1.2 million.

Part of the lawsuit between Cobb County and Songy Partners, which Vinings residents had opposed in the past, dealt with increased traffic and quality of life issues for residents of Vinings. However, the developers agreed to contribute $32,000 toward improvements to the railroad crossing at Paces Ferry Road as well as decrease the density of the project, which pleased area residents.

Construction will begin some time this summer and should take approximately 18 months to complete.

Top East Cobb Elementary Schools

There are twenty one elementary schools in the East Cobb area. These school’s have been given scores in the following categories:

  • Reading
  • Language
  • Math
  • Science
  • Social

The scores in these categories reflect students in the 4th grade. What I have done is taken these 5 scores and averaged them to get a total school score. Here’s how the East Cobb elementary schools ranked.

Top East Cobb Middle Schools

There are eight middle schools in the East Cobb area. These school’s have been given scores in the following categories:

  • Reading
  • Language
  • Math
  • Science
  • Social

There are 14 Cobb County High Schools. The top five public high schools according to average SAT score in 2005 were:

  • Walton High School - 1178
  • Lassiter High School - 1145
  • Pope High School - 1128

Chestnut Hill Real Estate Sales Figures

Here are some basic sales figures for the last 12 months (03/14/2005 - 03/14/2006) regarding the Chestnut Hill subdivision in Acworth:

  • In the past 12 months 23 homes have sold in Chestnut Hill
  • The highest sales price was $375,000
  • The lowest sales price was $210,000
  • The average sales price was $279,601
  • The average number of days on the market was 62
  • And the percentage of sales price to original listing price was 97.39%
