Back in February of 2006 I announced that Emerson Overlook was breaking ground near Marietta Square. Now, it’s ready to be occupied and over half of the units have been sold.

As you know, I’ve been harping a lot on the new restaurants and retailers in West Village in Smyrna. I’m just really impressed with the way things are shaping up over there, and you all know how I feel about Blue Moon Pizza.
I’d like to thank Dina, who is the Director of Marketing over at Monte Hewett Homes, for sending me a bunch of photos of the buildings in West Village. These go very well with my construction pictures I snapped back in December. Dina sent me many pictures (I’ll share the rest with you later), but these first few are of the retail shops near the Atlanta Road entrance.

There is a new subdivision in Powder Springs called Springbrook Estates. There will be 196 homes in this neighborhood when all is completed and they are priced starting at the $240’s. Some of the homes can be as big as nearly 3,900 square feet. That’s a nice, big house for the price.
Springbrook Estates is located just a mile off the Silver Comet Trail (directions below) and has the following amenities:

A few weeks back Kairos Development Corporation broke ground on the highly anticipated mixed use development in Vinings called Avignon at Vinings. The pricing has changed a bit (info below) since I last spoke about this Cobb County mixed use development, as well as some of the amenities have been announced.

There is a new infill community being built right next to Pope High School on Hembree Road. It’s called Ansley Creek and will consist of 20 luxury manor homes. The builder plans to combine old world designs influenced by French Country, English Manor and Traditional Southern architecture. The developer is going to create outdoor living spaces, nature trails and leave a good bit of the development as green space.
The homes will feature three car garages, custom kitchens and incredible master suites. The pricing will start in the $800,000’s. Earth has been moved and smoothed and construction has begun at Historic Vinings’ newest mixed use development, Vinings Main. I have a little more information regarding the 16 acre site since I spoke last time.
There will be 20,000 square feet of retail space and 30,000 square feet of office space. Of the 20,000 square feet of retail space, 6,000 to 7,000 will be set aside for restaurant space.
“The one-, two- and three-bedroom condos range in size from 900 sf to 2,000 sf and will be located in three mid-rise buildings. The three- and four-bedroom townhomes will range in size from 2,400 to 4,600 sf.”
The office and retail portion should be completed in the first quarter of 2008. The residential should be done in the second quarter of 2008. Pre-sales should start later this year. Two major developers are planning a $300 mixed use project which will assemble 22 acres of land near Cumberland Mall and the new Cobb Energy Performing Arts Centre. The plan calls for redevelopment of the area around Riverwood 100. In addition to the 505,000 square feet of office space already in place at Riverwood 100, an additional 500,000+ square feet of class A space is planned.
90,000 square feet of retail, 360 condos and 40 lofts are also planned for the new project, which should begin construction in mid 2008.

I’m currently helping two clients purchase lots and build homes in a new infill development on Sewell Mill Road called The Enclave at Adams Oaks. There are going to be 33, four sided brick, home sites all with 3 car, side entry, garages and full daylight basements.
The Enclave at Adams Oaks is located right on Sewell Mill Road (which is exploding with great new homes) between Old Canton Road and East Piedmont. Students in this community will attend the very sought after Walton High School.
