Galleria Area Getting Another Condo Tower

Grove Street Partners is planning a mixed use development in the Galleria area. It won’t be quite as tall as Park Vinings, but it will be right across the street from it.

This new project will consist of two towers. The first will be an 18 story tower with 350,000 square feet of office space. The second tower will be 15 stories tall and consist of an upscale 200 room hotel with 50 condos on top. Also included in this, yet unnamed, project will be 1,000 underground parking spaces and ground level retail and restaurant spaces.

Expect the project to break ground in the fall on 2008.

West Village Photos

As you know, I’ve been harping a lot on the new restaurants and retailers in West Village in Smyrna. I’m just really impressed with the way things are shaping up over there, and you all know how I feel about Blue Moon Pizza.

I’d like to thank Dina, who is the Director of Marketing over at Monte Hewett Homes, for sending me a bunch of photos of the buildings in West Village. These go very well with my construction pictures I snapped back in December. Dina sent me many pictures (I’ll share the rest with you later), but these first few are of the retail shops near the Atlanta Road entrance.

Avignon At Vinings Breaks Ground

A few weeks back Kairos Development Corporation broke ground on the highly anticipated mixed use development in Vinings called Avignon at Vinings. The pricing has changed a bit (info below) since I last spoke about this Cobb County mixed use development, as well as some of the amenities have been announced.

A Kairos Development “Live Life Community,” Avignon at Vinings will offer residents a full amenity package including a pool; wellness center and a clubhouse with a caterer’s kitchen; and resident wine cellar with lockers and a tasting room. Lovely topography invites homeowners to relax and unwind at outdoor gathering spaces with scenic views of the City of Atlanta.

Marietta Mercantile Exchange: A New Mixed Use Development Announced For Marietta

A development group announced, today, that a $100 million mixed use development will be built in Marietta on a 20 acre build site along Powder Springs Street between Garrison Road and Sandtown Road. The development will consist of about 1/3 high end residential housing. Also included, will be a national grocery chain, although which national chain will reside their has not yet been determined.

I do not have the exact breakdown of what’s going to be built in the Marietta Mercantile Exchange. So far I have seen announcements for class A office space, high-end residential flats and townhomes and a “neighborhood retail mix”.

Vinings Main Moves Forward

Earth has been moved and smoothed and construction has begun at Historic Vinings’ newest mixed use development, Vinings Main. I have a little more information regarding the 16 acre site since I spoke last time.

There will be 20,000 square feet of retail space and 30,000 square feet of office space. Of the 20,000 square feet of retail space, 6,000 to 7,000 will be set aside for restaurant space.

“The one-, two- and three-bedroom condos range in size from 900 sf to 2,000 sf and will be located in three mid-rise buildings. The three- and four-bedroom townhomes will range in size from 2,400 to 4,600 sf.”

The office and retail portion should be completed in the first quarter of 2008. The residential should be done in the second quarter of 2008. Pre-sales should start later this year. New Mixed Use Development Planned Near Cumberland Mall

Two major developers are planning a $300 mixed use project which will assemble 22 acres of land near Cumberland Mall and the new Cobb Energy Performing Arts Centre. The plan calls for redevelopment of the area around Riverwood 100. In addition to the 505,000 square feet of office space already in place at Riverwood 100, an additional 500,000+ square feet of class A space is planned.

90,000 square feet of retail, 360 condos and 40 lofts are also planned for the new project, which should begin construction in mid 2008.

Vinings Main Mixed Use Development

I don’t think that I need to tell any of you that I am pretty passionate about Cobb County real estate. However, this project I am about to tell you about is especially meaningful to me as one of the first places I lived in Atlanta was on Boulevard Hills Road in Historic Vinings. Why’s that so meaningful? Well, they tore my old house down and are building a mixed use development called Vinings Main.

Vinings Main will be a mix of condos, townhomes, retail and office space. Here’s how it will break down:

  • 148 Condos priced between $200,000 and $600,000
  • 81 Townhomes priced between $600,000 and $1,200,000
  • Retail and office space in a village environment

Being inside the perimeter, within walking distance of Vinings Jubilee, I don’t need to tell you how fantastic of a location this is. Construction has already begun and the townhomes should be ready fall of 2007 and the condos will follow in the spring of 2008.

West Village Update

I posted a while back when the tenant picture at West Village was a bit fuzzy and we knew what kinds of retail tenants would occupy West Village, but not exactly who. After receiving an e-mail from a reader who asked if there would be a sports bar included, I figured I would, once again, give you a West Village update.

One Ivy Walk

One Ivy Walk at Vinings

You may have eaten at one of the fabulous eateries at One Ivy Walk like Doc Chey’s Noodle House or South City Kitchen. Or maybe you’ve shopped at one of the retailers of switched to a doctor within this mixed use development. But right now, I want to talk a little bit about the residential portion of this 20 acre, John Weiland project.

Back in 2004, Weiland introduced One Ivy Walk at Vinings, which sits on the corner of S. Atlanta Road and Cumberland Parkway. 34 courtyard homes are included here, with price tags starting in the $500’s. There are also 146 townhomes being finished ranging from the $400’s to the $700’s. With more than 8 floor plans to choose from and with these homes situated among 64,000 square feet of retail, office and restaurant, many options await the homeowner who wants to live, work and play all in the same place.
