Hamilton Grove Almost Completely Sold

Traton Homes has only six homes remaining in Hamilton Grove, a luxury single-family community in a park-like setting within the City of Marietta. The remaining homes are priced from $272,700 to $343,100, with a $5,000 Buyer Bonus.

“One of the main reasons Hamilton Grove has been such a popular community for us is its close proximity to great shopping and dining. In addition to being close to Town Center Mall, residents enjoy cultural events and quaint restaurants at nearby Marietta square,” said Kimberly Garwood, Marketing Manager for Traton Homes. “Buyers also appreciate the distinctive styling of a Traton home.”

The remaining homes include one split-bedroom ranch plan priced at $275,100. Three of the homes, with four or five bedrooms each, have basements for future expansion. The basement homes are priced from $336,900 to $343,100. One of the basement homes features a $7,500 Buyer Bonus. The remaining two homes have three or four bedrooms with a bonus or media room upstairs. They are priced at $272,700 and $303,100. Popular floorplan options, including master suites and guest suites on the main level; formal dining and living rooms; and spacious secondary bedrooms with Jack and Jill bathrooms, are available.

Hamilton Grove is a community of 106 traditional homes placed among tree save areas and preserved natural wetlands in the City of Marietta.

Hays Farm Model Homes

I recently spoke about Hays Farm, a new 72 home subdivision on Whitlock Avenue in Marietta. I want to show you pictures of two of the model homes in Hays Farm.

The first one is the Cottonwood:

Cottonwood Model

The Cottonwood, presents Southern country flair with a large veranda-style front porch, complete with large columns and bead board ceilings. Inside, a large dining room offers plenty of space to seat a party of 12, and a convenient home office/mudroom with a brick floor, built-in desk, storage and an entry bench keeps family matters organized and out of the way. A large family room with 10-foot coffered ceilings and an intimate keeping room give lots of space for relaxing or entertaining. Like all Monte Hewett Homes in Hays Farm, the Cottonwood kitchen has granite countertops and stainless steel KitchenAid appliances. The builder has added an intricately designed tile backsplash as well. The warm, welcoming colors of the kitchen complement the adjoining keeping room. For the model, Monte Hewett Homes designed the formal living room as a study, with floor-to-ceiling, walnut stained Oak paneling and French doors. Stunning dark-stained wood floors flow through the primary living areas. A downstairs bedroom has been transformed into a covered, screened porch, which leads to a flagstone patio with outdoor fireplace and connects to a large wood deck. Four spacious bedrooms fill the upstairs. In the oversized master suite, vibrant red hues complement stunning architectural elements, including trey ceilings, finely crafted crown molding and lots of windows overlooking the backyard.

The second model is the Crestwood:

The Crestwood home, with stone and shake accents that give it a European feel. Board and batten shutters with authentic wrought iron hardware add to the classic appeal of the home. The exterior stone creates an impressive archway that leads to a covered porch, and stacked stone is also used on the interior and exterior fireplaces to create warmth and elegance. Exquisite trim fills the spacious interior, which features an open family room with 12-foot coffered ceilings. A keeping room, formal dining room and study finished in rich wood paneling also provide downstairs living areas, while a bedroom and full bath create a convenient guest suite nearby. A mud room off the garage entrance also adds convenience, with a large pantry and built-ins for shoes, toys or whatever the day’s events may bring inside. In addition to the standard stainless steel appliances and hardwood floors, the Crestwood kitchen includes custom cabinets and a beautifully carved vent hood. Like all homes in Hays Farm, this one offers hardwood flooring in the primary downstairs living areas, including kitchen, breakfast area, dining room, living room and family room. Three additional bedrooms, each with vaulted ceilings, fill the upstairs and include lots of closet space. A computer niche just outside the secondary bedrooms provides a spot for study and homework. The enormous master suite features an extra large bathroom, his-and-her walk-in closets and a covered porch just outside. Laurel River also answers homebuyers’ call for more outdoor living spaces with a fireside covered porch off the breakfast area, an oversized outdoor keeping area adjacent to the family room and an outdoor kitchen and entertainment area.

  • The highest sales price was $488,500
  • The lowest sales price was $292,040
  • The average sales price was $398,990
  • The average number of days on the market was 23
  • And the percentage of sales price to original listing price was 97.40%

Breaking Ground At Emerson Overlook

A seven story condo / office complex will be constructed on Roswell Street in downtown Marietta, three blocks from Marietta Square. the $20 milion project will sit across from Marietta National Military Cemetery and will include approximately 30,000 square feet of ground floor retail and office space, along with 36 condominiums which will range from 1,100 to 4,000 square feet. The condo prices will start in the $200’s, and the first units will be ready in the spring of 2007.

The project’s name is Emerson Overlook and when completed will have views of Buckhead, Kennesaw Mountain and downtown Atlanta.

Marietta Mills Lofts

Located just blocks off Marietta Square, 32 residential units and 7 commercial units are being constructed and when completed will be known as the Marietta Mills Lofts. The building is 5 stories. The bottom floor is secure, covered parking and one office suite. The second floor has six more office suites and a 1,000 square foot fitness facility. The third and fourth floors are 2 story residential lofts and the fifth floor is filled with one story loft units. On top of the building is a rooftop deck.

The building should be complete and ready for occupancy by April of 2006. Pre sales have already accounted for 80% of the units being sold. So hurry if you want one of the remaining few loft units.

$100 Million Mixed Use Project Approved Within Blocks Of Marietta Square

Marietta’s largest ever redevelopment project finally got approval last night from the Marietta Housing Authority, but not without a lot of arguments and a hint of a future re-vote.

The project if the former Clay Homes Housing Project which used to sit on 12 acres between Roswell and South Marietta Parkway and between Alexander and Waddell, but is now mostly demolished. What’s going up in its place? A new $100 million mixed use development featuring 140+ townhomes, 170+ condos and 90,000 square feet of retail space. This will be an exciting project as it’s only a few blocks from Marietta Square.

The council, last night, voted unanimously to sell the old Clay Home property to the developer but one council member promised to use a parliamentary procedure to bring the vote back before the council at a later date. When more news is available I’ll post it here. Check out a few other links I found earlier today.
