One of the questions I get quite a bit from potential buyers goes something like this. “How can I cheaply get into the Walton High School district”.
There isn’t an easy answer to this question as this is one of the most sought after school districts in Cobb County.
I did, however, just come across this interesting foreclosure property.
The house is in the East Cobb golf course community of Indian Hills. It’s a three bedroom, two-and-a-half bathroom split-level home on a little under a third of an acre.
The home is a foreclosure and is listed at $218,900. In the past (March of 2007) the home sold for $330,000 and I can remember a few years back when tear-downs in Indian Hills were going for more that $218,900.

I’ve heard some weird stories on the topic of people facing foreclosure, but this one takes the cake. Apparently, a New York couple facing foreclosure turned their home in to a money making venture. Unfortunately, that venture was an illegal brothel.

A 24 hour, 7 days a week hotline has been announced to assist Georgia homeowners avoid foreclosure. The program, called HOPE, will also offer face to face counseling to Georgians who may be at risk of losing their homes to foreclosure. This program announcement comes on the heels of a report that places Atlanta’s 2006 foreclosure total at 63,737 homes, 4.4% of the city’s households, which is 2nd highest in the country among major metro areas.

After I wrote my post earlier about Cobb County foreclosures rising in numbers, I checked to see how many foreclosures were on the market right now. These are bank owned properties, which means they have already been foreclosed and the bank owns the home.
There are 167 foreclosed homes on the market right now. They range in price from $57,900 to $1,100,000. If you would like to see this list and/or be kept up to date on Cobb County foreclosures, when they hit the market, please let me know by using the contact form.

Between July of 2001 and July of 2006 foreclosures in Cobb County have risen by 111%. And already, Cobb has surpassed the total number of foreclosures from 2005. Cobb county comprises roughly 7% of Georgia’s yearly 50,000+ foreclosed properties.
Where are the hotspots for foreclosures in Cobb County? Mableton is one of them. So is Austell, Powder Springs and three zip codes in Marietta, 30066, 30064 and 30008.
This problem is only going to get worse in the months to come. With the abundance of ARM’s and interest only loans in existence, and the rising interest rates, homeowners with the loan packages are seeing monthly payments soar. And when these short term notes reach the end of their terms, some homeowners won’t be able to afford to refinance due to the higher interest rates.

Apparently, today is turning into Cobb County foreclosure day. But that’s a good thing for bargain hunters as I’ve located this foreclosure in the Woodland Gate subdivision in Smyrna. The average sales price for the past year in Woodland Gate was $423,437. This property is listed close to $9K lower than that, and there is no way I would suggest offering full price for a foreclosure. If you’ve been keeping your eye on Smyrna or Woodland Gate, this foreclosure may be a way to get a great deal. Here is some basic info:
