Citizens Still Upset With”Conservation Subdivision”
November 14th, 2005 . by Knox BardeenSome West Cobb home owners are still very upset that a planned Conservation Subdivsion could be approved even though the developer, K2 Ventures, LLC, lowered the number of homes from 91 to 86 and agreed to 1.75 acre per home density on their 48 acre planned development. The planned subdivision will surround the existing Macland West subdivision and the Lost Mountain Trails subdivision which is currently under construction. The houses in this proposed neighborhood will be at least 2,200 square feet and sell for more than $300,000.




People who are upset with the Conservation Subdivision concept are simply not taking into consideration the benefits of such developments. While the opponents all hail “big houses and small lots!”, they fail to understand that such developments require a minimum of 35% of the overall acreage to remain green space, typically deeded to the development’s home owners association. Sure the trade off is smaller individually owned lots, but the benefit is that 35% of the acreage remains “green” FOREVER. It’s too bad the District Commissioner has ignorantly spun these developments as “terrible” for the area, while significantly lowering the property values for all Weest Cobb owners.
